Productizing Glen’s Expertise
MANY distilled Glen’s day-to-day knowledge into a single, narrow, high-utility asset: “5 Property Upgrades You Can Do Without Permits.” Rather than a broad guide, it targets the exact edge cases property owners actually get wrong: fence height rules, shed placement, landscaping, interior work, and where the “permit line” quietly moves.
The Full Funnel
A landing page captures name, email, phone, and project context, gated behind a marketing consent checkbox. The autoresponder delivers the PDF in Glen’s own voice (“Hey, it’s Glen from Permit Masters”) and immediately flags the natural next question: what happens when a project does cross into permit territory. The thank-you page pivots straight into the primary conversion event: a free 15-minute feasibility call with Glen, framed around a clear, three-part outcome: what’s permit-free now, what needs approval, and the fastest path forward.
Re-Engaging the Existing List

Impact & Learnings
Narrow beats broad for a founder-expertise offer. A guide scoped tightly to “permit-free or not” is specific enough to be genuinely useful and specific enough to make the next call an obvious step — a broader guide would have done neither.
The list is often the fastest lead source available. Before spending on new acquisition, re-activating dormant contacts with a real value-first asset is close to free and immediately actionable.
